Contrary to popular belief, foreigners can own property in Mexico both out right and within a bank trust. Confusion comes in when we talk about property along coastal water. The Mexican Constitution places restrictions on foreigners owning property within a 50 Kilometers of coastal waters and 100 kilometers from the country's borders.  Out side of these restrictions, foreigners can own property outright.  Within these restriction, foreigners own property title through a Mexican Bank Trust.  To promote foreign ownership and investment, Mexican lawmakers established the Foreign Investment Act. The act is a process where by non-Mexican nationals would receive full benefit of property ownership -  beneficiaries are legally entitled to rights to own, rent, borrow against the property, have a right to full use of the property and benefit from the sale of the property.

Puerto Penasco, Rocky Point is a short 4 hour drive from Phoenix. Known as the Arizona Beach, it is a resort destination for many Arizonians. It will soon be the next Cabo San Lucas and Puerto Vallarta.  As you reach the town limits of Puerto Penasco on Hwy 8 just 54 miles south of the Sonoyta/Lukeville border, you see on the horizon the resort towers of Sandy Beach. Here you’ll find Las Palomas Seaside Golf Community, the Sonoran Resorts, Sandy Beach Resorts, Puerta Privada, Playa del Sol, Bella Sirena and the American expatriate enclave of Cholla Bay.

IS IT SAFE TO GO TO ROCKY POINT

The Lukeville/Sonoyta border towns, are a three hour drive from Phoenix to the Arizona border and a 6 hour drive from San Diego. To get to Lukeville from Phoenix take the I-10 Interstate west to highway 85. Take 85 south. You will pass through Buckeye, Gila Bend, Ajo, Why and finally arrive at Lukeville. The most important meal of the day.  Where in Rocky Point can you find a delicious, economical breakfast, that will accommodate any appetite.  Our answer is, The Coffee Haus.  The Coffee Haus is a breakfast and lunch bistro tucked on a hillside just south of the old port.   Established by German Pastry Chef, Uwe Holtze, and his wife Lily in 2005, the Coffee Haus was named after Uwe’s dog “Coffee”.  Uwe, originally from Germany, lived in Canada and Boston before settling in Puerto Penasco.  He brought with him a taste of Europe, combined with American, Canadian and Mexican fare
